DON'T be unrealistic about how much you house is worth when
putting it on the market. price it right and it will sell in a
reasonable period of time for the best possible price.

DON'T Choose the wrong agent! REASONS: 1. You are the only
agent that agrees with my selling price WHY? Your agent
should be able to supply you with comparables and the trend of
the market, hard to fight black and white. 2. I'm going to list
with the agent with the lowest commission WHY? You get what
you pay for, the real estate company puts up their own funds to
market and advertise your home. You may just get a spot in the
mls, a sign in your front yard and available in place
advertising. Incentive plays a large role, which listing do you
think your agent will work harder on? 3. This agent sold more
homes last year WHY? What is more valuable... an agent that
listed 40 homes last year and sold 30 or an agent that listed 15
and sold all 15? This leads to questions. How many were
reduced several times before selling... how smooth was the
process...how accessible was the agent when you had questions
or problems?

DON'T ignore the first offer on your home even if it comes in
only a few days after it goes up for sale. sellers constantly
make the mistake of believing a quick offer is indicative of
strong buyer demand for their home. This is not necessarily
true. The first offer is almost always the best that will ever
come along. remember, your professional Realtor does this
full time and has pre-approved buyers waiting for properties to
come available to purchase.

DON'T Deny Buyers access to your home. This is critical, Buyers
DO NOT work around your ideal schedule. If it is a reasonable
time of day LET THEM LOOK, Even if things are in disaray LET
THEM LOOK, even if the Buyer's agent doesn't give you notice
LET THEM LOOK! examples: there are times when a buyer will
spot a sign and ask about a particular home that is not on the
list. Sometimes they buy this home. Keep this in mind when you
have your home listed.

DON'T try to go it alone when selling your house. The real
estate business has become much more complicated then it used
to be. Seller disclosure laws now mandate that every seller
must provide a written statement as to the condition of every
major item in the house. Environmental laws are also becoming
much more restrictive on home owners who sell with
underground storage tank on their property. As of July 1st
2009 all rural properties must have a septic system inspection
conducted. Realtors know the laws in your area. They also
have numerous sales tools not available to sellers acting
alone. A Realtor has knowledge of mortgage lenders to assure
that your buyer works with a capable firm that will
